If a person refuses to pay for past alarm monitoring services can the alarm company put a lien on the home?

A client refuses to pay 129.00 for monitoring services that we performed at his home. Can the company put a lien on th property instead of going to small claims court?

    Probably not. You have to have an ‘abstract of judgment’ to record. That only comes from having won a lawsuit.

    You might want to look into a mechanic’s lien. I am not sure under exactly what circumstances you can record one but you should know these things if you are doing business with homeowners. I don’t think you would qualify but, again, you should know this.

    it is a service they must get a judgment in most cases to place a lien. Now they can place a UCC lien for their equipment taht is attached to the home

    You can only lien for the cost of equipment not paid for, not for services. You would need to obtain a judgment for that, but do not count on it. Most judges will require you to put something like this in collections.
